Basement
Basement or cellar, only if required, should be provided in north or east in the northeast sector of the building. It should be ensured in advance that the basement will not be empty right from the day of occupation. Basement should never be expanded to the set-back area of the zoning plan. Water harvesting or underground tank should never be in the basement or cellar. Basement height should be less than the ground floor height. Basement should never be used for living or as a bed room or as a study room. If basement is used as an office, the boss office should not be placed in the basement.
Mezanine Floors
Mezzanine floor, if required, may be in south or west. Once again, this area should not be used for residence or main business office.
Zoning Plan
Efforts should be made not to violate the zoning plan of the building, unless required by vaastu. If done, donation percentage should be set aside of the compound charge estimated by the concerned authorities.
Pathway
Pathway from the main compound wall entry to the building entry should be curved to add to the external landscape. The pathway may have tulsi grown on the sides.
Garage /Portico
Garage can be planned in the northwest, or alternatively, in the southeast. It should be independent of the main building, the roof of which should be lower than the main building roof. Portico can also be independent and lower roof, with the car parked facing north or east.
Leveling of the Ground Floor
If basement is designed, then the level of the ground in the areas not covered by basement should be raised to the same level to achieve equal level in the entire ground floor. It is desired that levels in a home remain uniform all through. Split levels are not recommended.
Verandah or Balcony
Verandah or balcony are best in north, east or northeast.
Staircase
The staircase is favorable in south, west or southwest. Northeast stairs should be avoided. Appropriate landings should be provided. Number of steps can be in odd numbers. The turning of the stairs should be clockwise only. It should never be in the Brahmsthan. Staircase in northwest or southeast, if required, should be light in structure.
Construction Activity Schedule
The foundation digging should be started from northeast and moving towards southwest from both the flanks. The filling and brickwork should be started from southwest and moving towards northwest from both the flanks. The fixing of door chaukhats (frames) and the doors should be undertaken from southwest and graduating via northwest and southeast towards northeast, and likewise glazing of windows, etc. Used or old wood materials should not be used in the new house and the wood should be of same quality and genre.
AGNI (Fire Element) : Keep in good spirit
Southeast belongs to agni, which can create problems for the inmates. Happy placement of agni or agni representing objects in southeast in all rooms give positive results such as happiness, health, financial strength and marital happiness.
The objects can be -
electrical gadgets or spotlight or lantern or traditional wick lamp.
Water and Fire
1. Anything representing fire should better be removed to southeast.
2. Anything representing water should better be removed to
northeast or north or east.
Rainwater Harvesting - Ground Water Charging
It is highly recommendable that a Rainwater Harvesting or Water Charging system is set up in the proposed property. The underground tank is recommended in the north of north east and the rainwater harvesting pit in the east of north east. The existing borewell having been rejected can also be used for rainwater harvesting.
General
Septic tank, if required, can be placed in the northwest. The sewerage pipes can be taken out from northwest too.
The three disposal water pipes may be installed in the order of rainwater towards east or north, followed by the sullage pipe and last being sewerage pipe.
